Flex or mesh: the one decision that matters
Flex is a solid PVC sheet. Colours are denser, the print reads like a poster, and it blocks the view behind it completely — which is exactly the point on a construction hoarding where you are hiding a site. Because it is solid, wind pushes against the whole surface, so it needs a sheltered run or a genuinely strong fence.
Mesh is perforated with thousands of small holes so wind passes through instead of pulling on the fixings. On an exposed site, a long perimeter run, a rooftop or anywhere near the coast, mesh is the material that survives the season — a flex banner in the same position tears at the eyelets first, usually within weeks. The trade-off is a slightly softer image, because a percentage of the surface is holes.
The short rule: short run, sheltered, maximum image quality → flex. Long run, open site, wind → mesh. In Dubai specifically, anything along Sheikh Zayed Road, on a coastal plot, on a podium roof or facing an open desert lot should be mesh unless there is a reason it cannot be.

Fabric banners: the four material choices
Flex and fabric banners from AED 35 cover indoor banners, event backdrops, hanging banners and pole banners. There are four surfaces worth knowing:
- Knitted polyester — light, breathable, with a slight give. The default for indoor banners and event backdrops, and the cheapest to ship because it folds into nothing.
- Satin, gloss — smoother surface and richer colour. Gloss lifts photographs, so this is the choice when the banner carries a hero image rather than type.
- Satin, matt — the same richness without the reflection. Specify matt for anything under spotlights or anything that will be on camera, because gloss under a stage light produces a hotspot exactly where your logo is.
- Block out — an opaque core so nothing shows through from the other side. Mandatory for double-sided banners, and for any banner hung against a window or a lit surface.
Edge finish — where banners actually fail
- Clean cut — cheapest, for short-term indoor use only. It will fray if it moves.
- Hem — folded and stitched edge that stops fraying. The standard finish and the right default.
- Reinforced — webbing sewn into the hem. This is the outdoor and windy-site specification, and it is the single upgrade most worth paying for in the UAE.
- Velcro — for fixing to frames and reusable structures.
Hanging options
- Grommets — metal eyelets for rope or cable ties. The universal choice for fences and railings.
- Rope sewn — rope inside the hem, for tensioning a banner across a span so it does not sag in the middle.
- Pole pocket — a sleeve top and bottom for a pole or bar. Use it for anything hung over a walkway.
- D-ring — for hanging from ceilings and truss in ballrooms and exhibition halls.
Banner styles
- X banner — free-standing on an X frame, for entrances and reception points.
- Pennant banner — tapered shape for street poles and pathways.
- Hanging banner — suspended from ceiling or truss over an aisle or stand.
Three combinations cover almost every brief. Indoor, short event: knitted polyester, hem, grommets. Outdoors or exposed to wind: block out or satin, reinforced hem, grommets or rope sewn. Hung over a walkway with people on both sides: block out, double-sided print, pole pocket or D-ring.
Building wraps and hoarding: what changes at scale
A building wrap is the same printing process at a size where physics starts to dominate. Three things change.
It is printed in panels, not as one sheet. For long runs and tall façades we print overlapping panels rather than one enormous piece. That is not a compromise — panels are easier to carry to the fifth floor, easier to tension, and if one is damaged you replace one panel instead of the whole wrap. Ask for the panel layout with the proof so the seams fall where you want them, not through the middle of your logo.
Mesh becomes close to non-negotiable. At façade height the wind load on a solid sheet is a structural question, not a print question. Mesh is standard on building wraps for exactly this reason.
Eyelet spacing gets tighter. Eyelets every 50 cm along the edges is the normal spacing. On an exposed run, ask for closer spacing — and then actually fix every one. Most failed banners in the UAE failed because half the eyelets were left unfixed to save twenty minutes.
On permits: a banner or wrap on a building façade, on hoarding facing a public road, or visible from outside your plot generally needs approval — from Dubai Municipality, or from the relevant free zone or master-community authority — plus a landlord or main-contractor NOC and a dimensioned drawing. Allow two to four weeks and confirm current requirements with the authority, because rules and fees change. Interior banners inside your own leased space do not need a municipality permit, though building management usually wants to see what is going up. UAE sun: what happens to outdoor print over a year
Print is UV-resistant and colours hold through a Dubai summer outdoors. The honest caveat is that strong reds and deep blues are always the first to shift on any outdoor print, on any press, anywhere. If your banner has to match brand colours exactly for twelve months or more — a compliance requirement on a developer hoarding, for example — say so when you order and we will advise on the ink and finish rather than letting you discover it in month eight.
Practical planning figure: for a campaign banner, one season is the design life you should budget against. For a hoarding that must last the whole build, plan a mid-project reprint into the budget from day one. It is far cheaper than an emergency reprint the week the developer walks the site.

Artwork for large format: three rules
Send it at scale, and say what the scale is. A print-ready PDF or AI file at 1:10 is completely fine for a 10-metre banner — just label it. What causes delays is an unlabelled file where nobody is sure whether 1,200 mm means the artboard or the banner.
Design for the viewing distance, which is enormous. The reader is across a six-lane road or at the far end of a hall. That allows one headline, one logo, one number. Keep content out of the hem and eyelet zone. Anything within about 5 cm of the edge on a hemmed banner can be folded into the hem or punched through by an eyelet. Give the layout a generous margin, and never place the logo in a corner.
