The five pieces that actually generate viewings
Agents waste money on the wrong formats. After a decade of printing for Dubai brokerages, these five do the work:
- A6 or A5 leaflets — the volume piece. Tower farming, mailbox drops, handouts at the community centre. Cheap enough to print 5,000 and not flinch when half go in the bin.
- Door hangers — the piece nobody throws away unread, because it is physically in the way. The single highest-response format for building-specific farming in the UAE.
- A roll-up banner — the open-house anchor. Sets up in 30 seconds in a lobby or outside a villa, packs into a car boot, reusable for a year.
- A foam board — for the listing itself: floor plan, price, payment plan, QR to the listing. Sits on an easel in the empty living room where buyers make the decision.
- Business cards — still the thing that ends up in the wallet. Every viewing ends with one.
What is not on that list: brochures for cold distribution, tri-folds nobody opens, and A4 flyers used where A5 would perform identically for half the money. A brochure earns its place only in a listing presentation for a serious buyer, never in a mailbox.

Read that table as a budget and the shape of a campaign appears. A single-building farming campaign — 1,000 door hangers plus 2,000 A6 leaflets — is AED 600. Add an open-house kit (one roll-up at AED 190 and one foam board at AED 245) and you are at AED 1,035 for a tower you can work for three months. That is one month of portal listing credits for a print asset that keeps producing.
Which format for which job
Tower farming and mailbox drops
Use A6 at 200 GSM. It is the format that survives a mailbox and it prints at AED 0.12 a piece in runs of 1,000, dropping to AED 0.052 at 5,000. Print one side as the hook (building name, unit type, a real number — "2BR in Marina Gate, AED 2.35M") and the reverse as the credibility side: your photo, the Trakheesi permit line, WhatsApp QR.
A6 beats A5 here for a reason most agents miss: at double the price per piece, A5 does not double response in a mailbox drop. Spend the difference on more doors, not bigger paper.
Building-specific farming
Door hangers, and the compact 95 × 240 mm cane design at AED 440 per 1,000 is the value pick over the 120 × 285 mm standard at AED 575. Both are 350 GSM matt laminated on both sides, so both survive a humid corridor. Check building and community rules before you hang anything — many Dubai towers require security clearance, and a rejected drop is money on the floor.
Open houses and viewings
One 85 × 200 cm roll-up at AED 190, printed generically — your brand, your specialisation, your number, no unit-specific detail — so it works at every viewing for a year. Then a per-listing foam board from AED 245 carrying the floor plan, the price, the service charge and the payment plan. Buyers photograph that board. Make it worth photographing. The listing presentation
This is where a brochure is worth printing: 100 tri-folds at AED 475, or 500 folded A4s at AED 490 if you are pitching a whole development. Print the market comparables, not stock photography of Burj Khalifa the seller has already seen a thousand times.
The compliance line that has to be on the artwork
Property advertising in Dubai requires a valid advertising permit number from the Dubai Land Department (the Trakheesi permit) displayed on the advertisement, including printed material. Regulations are updated periodically and differ by emirate, so confirm the current requirement and format with DLD or your brokerage compliance officer before you send artwork to print — a 5,000-piece run with a missing or expired permit number is a full reprint, not a correction.
Practically, that means leaving a dedicated space in the layout for the permit number, your brokerage ORN, and your BRN. Do not squeeze it into 5 pt type in a corner; at A6 nothing under 7 pt survives printing cleanly. How many leaflets should I print for one tower?
Count the units and add 20% for reruns and handouts. A 300-unit tower needs about 400 pieces per drop, and farming works on repetition — plan three drops. That is 1,200 pieces, so order 2,000 at AED 160 and keep the spares for the next building.
Do door hangers work better than mailbox drops in the UAE?
They get read more, because the resident has to physically handle them to open the door. They also cost about 3.7 times more per piece than A6 leaflets, and many buildings restrict access. The usual approach is door hangers in the towers where you have clearance and a genuine listing, leaflets everywhere else.

Should the QR code go on the flyer or the board?
Both, but pointing to different places: the flyer QR should open a WhatsApp chat, because someone holding a leaflet wants a person; the board QR should open the listing with the full gallery, because someone standing in the unit wants detail. Keep any printed QR at 2 cm minimum with a clear quiet zone around it.
